Disney Time share Sale – A Great Time share and Resort Experience

published on June 26th, 2011 in Disney Resorts, Disney Timeshare tagged , ,

Only one thing beats taking advantage of a Disney Time share Sale…staying in one of the resort hotels!  There is a choice of more than 20, each with a different theme, and four categories to suit everyone’s taste and budget.

All the hotels offer the famous Disney service, quality and attention to detail and are located near all of the theme parks, as well as the exciting town of Orlando and its’ many diverse attractions. Simply put, there are many reasons to consider a Disney Time share Sale, and Disney Resort Hotels are the ideal choice for all the family.

When you are thinking about purchasing a Disney Time share Sale from a reputable time share resale organization, consider some of the following features that other owners have suggested they enjoy.

Disney’s Magical Express collects you from the airport and takes you to your Disney Resort Hotel.  Every day, one of the theme parks offers Extra Magic hours, opening an hour early or staying open up to three hours after regular closing, exclusively for Disney Resort Hotel guests.  Complimentary transportation runs between resorts and theme parks, and there is in-room babysitting offered at Disney Resort Hotels, thus parents can go out for a meal without the little ones.  Also, all Disney Dining Plans are redeemable at more than 50 locations throughout Walt Disney World, so you don’t have to stick to your resort hotel to take advantage of the easy-to-use dining options.

One place to head for is Epcot, where you will find cuisine from all over the world if and when you go pavilion-hopping around the lake. Depending on whether you are looking for romance or a party atmosphere, here are a couple of examples to consider.  For a touch of elegance and a bit of peace, head for the Bistro de Paris in the France Pavilion, and if you are looking for a party, go to the Biergarten Restaurant in the Germany-themed Pavilion.

Why a Disney Time share Sale; they offer the perfect combination of value, amenities and recreation!  An example of this is Disney’s Caribbean Beach Resort, a tropical paradise where the sun, sand, palm trees and island food conjure up the West Indies. There are rooms which feature pirate ship-beds, buccaneer accessories and swashbuckling decor.  If you relish the finer things in life and want to enjoy quality time in a superb setting, the Disney Deluxe Hotels offer the ultimate in theme and opulence.  Ultimately, a Disney Time share Sale is a great way to experience family time share ownership, and moms, dads, and parents alike will be thrilled by the quality of both the accommodations and service, while the themed element will allow the children to enjoy the Disney magic even when they’ve left the park for the day.

Disney Vacation Clubs First Right of Refusal

published on February 5th, 2011 in Disney Resorts, Disney Timeshare tagged

Source: as seen in Wall Street Journal; January 20th, 2011

Disney Vacation Development, Inc has the first right to purchase any Disney Vacation Club (DVC) real estate interest that is sold on the secondary market. Basically, what this means is that every resale contract must be submitted to Disney for review prior to closing. If DVC feels the purchase price is below market, they have the right to assume the position of the Buyer in the contract and purchase the ownership from the Seller at the contracted price.

When Disney exercises their right of first refusal (ROFR), the original Buyer is released from the contract to purchase. The Seller continues on with the closing as before, only now they are deeding the interest back to Disney. The terms of the sale remain the same, except that a third-party closing agent is no longer used- as Disney handles the new deeding process internally.

The purpose of DVC’s Right of First Refusal process is to help control and maintain the value of their timeshare properties. All aspects of a sale are considered by DVD including, but not limited to: sales price, number of vacation points, dues reimbursements, and closing cost distribution. While the ROFR process can be frustrating to a buyer, the end result can be positive for all owners- as consistent decisions for ROFR help to maintain a more consistent resale market for owners. During the recent challenging economic period, Disney has become far less aggressive in assuming contracts. A possible result of this inactivity is the decline in resale prices over the past year.

If you are the buyer, and DVC exercises their right of first refusal and replaces you in the transaction, any funds you have deposited into escrow should be promptly refunded in full. You can then make another offer to purchase a DVC resale.

Using Smart Phone Technology to More Efficiently Travel and Vacation – Disneyland

published on November 28th, 2010 in Disney Resorts, Disney Timeshare tagged ,

Just “checking-in” to Disney theme parks and resorts with your smart phone is a thing of the past.  In addition, visitors to Disney’s theme parks in the U.S. can now use their smart phones to earn digital versions of the parks’ popular pins and go on custom-designed tours.  This new technological initiative is part of a recent partnership between the Walt Disney Co. and Gowalla, one of a growing number of startups that lets users broadcast their location to friends and strangers using a phone application. By far the biggest among them is Facebook, whose Places feature lets users share where they are and get special deals and coupons from businesses for doing so.

As part of the Disney promotion, Gowalla has created custom trips its users can take as they make their way through Disney World in Florida and Disneyland in California.  An example of how this benefits you the traveler is; families with kids “under 44 inches” at the Magic Kingdom in Florida are guided to “Mickey’s PhilharMagic,” Dumbo the Flying Elephant and Peter Pan’s Flight, among other attractions.  Trip advice, along with the ability to share photos, recommendations and trips you went on with friends, make Gowalla locations and places application great for graciously finding the right Disney accommodations.  Visitors will also be able to get more than 100 virtual passport stamps and pins using Gowalla when they visit the parks.

Economical Ways to Visit a Disney Theme Park with the Family

1. On-site Timeshare Presentation: Generally speaking you can get a “Buy One Get One Free” package if you are willing to invest a few hours in an elaborate tour and high-pressure presentation.  Genuinely you should have some type of interest in the package, but maybe you are looking into some options and should explore availability on the re-sale market as well.

2. Buy your tickets ahead of time from one the online Ticket resellers, or look into an existing Disney Timeshare from a re-sale company such as Buyatimeshare.com and see if any Disney owners have ticket packages they want to get rid of as part of renting their timeshare. There are two advantages of buying the tickets ahead of time; tickets online or from an existing owner are generally cheaper than buying at the gate. Second and critical to time is the notion that you will avoid the giant lines associated with the ticket gate.

3. If you are a member of one of the auto or travel clubs, then you may be eligible for tickets through the affiliation.

4. Disney generally has promotions for Florida Residents and the savings are substantiating; check the Disney world website for details on current promotions.

5. Celebrate your Birthday for Free at a Disney Park. If you are visiting Disney, plan to visit around your child’s’ Birthday…in most cases children with Birthdays on the day of visit can get free admission for that day. You will get a special badge that Identifies your child as a Birthday kid and your child will get special treatment from Disney staff and other free merchandises. Plan ahead, and carry proper photo identification along.

Note: Please be sure to have proof of date-of-birth

Update! Mickey Mouse and Disney Landing in Hawaii

published on August 18th, 2010 in Disney Resorts, Disney Timeshare tagged , ,

Jim Lewis, president of Disney’s time-share component, said Hawaii makes “perfect sense” with its rich culture, traditions, warm greetings, family values, friendships and storytelling.  The Walt Disney Co. recently gave a peek of its sprawling, beachside Hawaiian resort that is under construction and scheduled to open next year.

“Aulani” is Disney’s first major standalone resort away from a theme park and could serve as a model for future projects as the company diversifies and expands its vacation offerings.  Aulani will have 359 hotel rooms, 481 time-share units, restaurants, a convention center, a 15,000-square-foot spa and massive water play area that includes a volcano tube slide and snorkel lagoon.  The largest units at Aulani are 3-bedroom “Grand Villas” — 2,300-square-foot timeshare units that are larger than most Hawaii homes, sleep 12 and have sweeping views of the Pacific.

The resort sits on 21 acres on Oahu’s Leeward Coast in the Ko Olina development, known for its white sand lagoons, scenic golf course and colorful sunsets. Ko Olina is about an hour west of Waikiki, where most of the hotels and tourists happen to be.

Currently the resort is a jungle of concrete, steel, wires and pipes with no Mickey and Minnie in sight. Aulani is scheduled to open Aug. 29, 2011, with hotel reservations to begin in September 2010 with Timeshare sales having started in late July!!!

David Uchiyama, of the Hawaii Tourism Authority, said Disney’s arrival is a “validator” of the Aloha state as a family destination.  “”Others” usually lay out a structure, put pictures up and put a canoe here. These guys went way beyond that…the extent that they took to connect with the host culture should be commended.”

Disney Vacation Club Owner Alert

DVC Scam Alert!!!

The Disney Vacation Club timeshare division in Orlando, Florida has issued a warning to all DVC owners for scammers that pose to be part of the company.  The scam is an attempt to pry personal information from DVC timeshare owners.  Customers are advised not to share any personal or financial information to these scammers.  Disney Vacation Club has specifically identified letters to clients which offered customers a Travel Passport Cash Giveaway. The company said that this is a fake offer; in addition, DVC also told customers that they may receive unsolicited calls from scammers who claim that they are part of DVC and may attempt to solicit personal information; and that anyone receiving the letter or phone calls should report the activity to either their State Attorney General or the Federal Trade Commission.

The resort is estimated to cost in the range of $800 million.

The resort features spectacular views of the mountains, lagoons, and sandy beaches, and the resort offers winding pathways among the rivers, waterslides, fish ponds, tide pools, streams, waterfalls, tropical gardens, and more. The resort itself is inspired by Hawaiian architecture, featuring local materials and native artwork. A large volcanic rock passes from the outside to inside the glass lobby wall. The resort also features volcanic stone columns, local woods, lily filled ponds, pitched beam ceilings, torch lights, and Hawaiian geometric patterns, as well as visual tributes to local storytelling, culture, and craftsmanship.
